Structural and Framing
• 8" thick poured concrete foundation walls reinforced with vertical rebar
(poured cores)
• Water tight Delta MS “dimple wall” exterior foundation coating –
guaranteed dry basement walls
• 12” thick gravel around exterior foundation walls with PVC sleeves through
footing into drain tiles
• Under the basement slab foundation drain tiles tied into crock and sump
pump
• #4000 mix concrete garage floors resists cracking pitting from salt –
smooth finish ensures easy cleanup
• 2 x 6” exterior wall framing 16” on center –structurally sounder than
2x4’s plus allows ample insulation behind all heat and plumbing runs and
risers
• Engineered 12” tall wood I joists with 5/8” Advantek sub flooring glue and
nailed 16” on center – perfectly level flooring with no bounces, no squeaks
• Roof trusses 24” on center or rafter framing 16” on center with ½” roof
sheathing
Energy Efficiency – “Energy Star”
• R-38 fiberglass ceilings, batts and blown; R-19 exterior wall batts in 2x6
walls; R-11 foundation wall insulation
• 2x10 plate over block foundation prevents any air in cores of blocks
escaping into basement
• Expanding foam and or poly rope around all windows, doors, electric boxes,
pipes, etc. to prevent air leakage
• Tops and bottoms of all exterior walls are fully caulked and sealed
• Complete sealing of all HVAC ductwork, including risers, prevents air
leakages
• Hi performance, Low “E” argon filled glass double hung windows with
internal grills between the glass throughout the house – windows tip out for

Electrical and Security
• Minimum 200 Amp underground service with 40 circuit capacity (not 30)
panel box allows for plenty of individual circuits and leaves room for
expansion. Larger homes include 400 Amp service.
• Minimum of 10 recessed lights included in each home; location as per
buyer.
• Ducted bath fans in all baths; ducted range hood
• GFI safety plugs outside and in all baths and kitchen
• Plug in carbon monoxide detectors near bedroom areas provides an
additional safety comfort level.
• Switched plugs or overhead light wiring in all bedrooms – split switch
controls in master
• All clothes closets include florescent switched lighting
• Generous use of 3 way switching allows for “walkthrough” turn on and turns
off.
• Rear floodlight switched from both downstairs and upstairs allows for
safety lighting at night.
• Generous allowances for decorative fixtures and phone and CATV jacks
• Phone jacks are with Category 5E wiring that allows for either standard
phone or in home internet networking needs.

Plumbing and HVAC
• Top of the line KOHLER faucets and plumbing fixtures.
• Jetted whirlpool tub in master bath – size and styles dependent on plan
design

• Pressure and temperature balanced shower and tub valves prevents scalding

• Minimum 50 gallon AO Smith Energy saver hot water heater – homes with 3
full baths or more include a 75 gallon hot water tank.
• Copper ice maker line
• Two exterior hose bibs; front is installed before the mandated pressure
reducer valve and therefore is hi pressure.
• High Efficiency “TRANE” electronic ignition forced air furnace with
central air conditioning.
• Mechanical air flow controls on all supplies in basement as well as on
main trunk lines allows for optimum homeowner control for the distribution
of heat and cooling
• Setback programmable thermostat
• Whole house humidifier mounted on basement ductwork allows for year round
comfort and energy efficiency.
Exterior House Detailing
• Top grade vinyl, brick, and/or stone siding – plan specific
• Low maintenance vinyl and aluminum wrapped overhangs and facias in choice
of colors.
• Distinctive “architectural” 30 year Owens Corning roof shingles with
continuous “Ridge vent” ventilation system
• Concealed flashing under all brick or stone facades provides a more
polished look
• 1x2 detailing on all gable facias provides a graceful shadow line.
• All windows include grills in between the glass.
• Garage ceiling and all walls abutting house to be finished with 5/8” Type
X fire rated drywall – drywall to be taped, have one coat of finish and then
painted.
Cabinetry, Tops, and Appliances
• Extra tall 36” high kitchen “Custom” Kraftmaid cabinets with crown
moldings. This is not the same product you see in the Home stores!
• Custom layout with our professional designer to ensure fit and finish to
your liking.
• Granite tops standard in all kitchens; custom beveled edges in
baths
• Top line General Electric PROFILE appliances to include built in double
ovens, microwave hood, gas or electric sealed burner cook top, and Triton
whisper quiet dishwasher.
Interior Finishing
• ½” drywall glued, nailed, and screwed then finished in a 4 step tape,
finish, and sand process.
• Kitchen and bath ceilings painted smooth; remaining rooms to have custom
“knockdown” finish.
• Custom “two tone” paint package; eggshell and semi gloss finish on all
walls in kitchen and other “wet area” rooms
• All doorways, walkways, and windows fully cased; baseboards in all rooms.
• Stepped ceiling dining room includes 2 wraps crown moldings plus chair
rail and panel moldings.
• Additional crown package in living room or study.
• Six panel smooth doors with three hinges each.
• Heavy duty Kwikset Titan or equal lever hardware throughout; privacy
hardware on baths and master bedroom.
• All exterior doors feature heavy duty deadbolts; front door to feature
custom entry handleset.
• Open – ended oak main staircase treads with oak handrail and posts;
painted stringers, risers, and spindles.
• Fully finished basement staircase includes “closed” pine treads (no see
through!) and handrails, fully drywalled and painted staircase walls. Makes
for future finishing and use of basement a snap!
• Ventilated enamel shelving throughout house; custom layouts in master walk
in closet.
• Beveled edge mirrors full width of vanity.
• Shower doors in obscured or clear glass with chrome frame.
Tile, Fireplace, and finish Flooring
• Concrete board or “Denshield” tile backer behind and under all tiled
floors and walls prevents leaks.
• Tub and showers include walls tiled up to the ceiling.
• Tiled bath floors include sanitary finishing base, matching ceramic towel
bars, toilet paper holders, and marble entry thresholds.
• ¾” thick select grade red or white oak hardwood floors stained per
customer choice; includes three coats of Bacca and Glitza finish.
• Generous carpet allowance throughout remainder of house.
• Typical allowances include hardwood for entry foyer and kitchen/dinette;
ceramic tile in backhall, powder room, and laundry area.
• Gas powered “Heatilator” brand fireplace includes remote control on/off
and fan blower with rheostat controls.
• Custom tile or wood fireplace surround with mantle; tiled flush hearth.
Outside Finishing Site Work
• We are proud to offer a “complete” finishing package with all our
houses which will typically include:
- Paver patio or “TREX” deck (site specific)
- Top soiled, then hand raked and hydro seeded lawn area.
- Custom paver front sidewalk.
- Generous front foundation landscape allowance.
- 2-3 mature trees.
